Quick answers to the questions Lincoln Park and Downriver homeowners ask us most. The longer guides on cost, permits, repairs and neighbors are linked at the bottom of this page.
How deep should fence posts be set?
At least 42 inches in Lincoln Park. The city inspects every post hole for that depth before posts are set in cement. That depth gets the bottom of the post below where frost grips the clay, which is why fences set shallower lean after a few winters.
Should posts be set in concrete, gravel or foam?
Concrete for gate posts, corner posts and any solid fence that takes wind. In wet clay, a few inches of gravel at the bottom of the hole lets water drain off the end of the post. Expanding foam is quick but not a good choice for gates or 6-foot privacy fences, and Lincoln Park's rule is written around posts set in cement after the hole inspection.
How long should I wait before staining a new wood fence?
Until the wood is dry, which can take a few weeks to a few months for pressure-treated pine. Splash some water on a board. If it soaks in, go ahead. If it beads up, wait.
How much does it cost to stain or seal a fence?
That depends on the footage, the height and how weathered the wood is, and we do not have a set figure to give. Ask for it as a separate line on your estimate.
Can I use deck screws to fix loose pickets?
Yes, if they are coated for outdoor use or stainless steel. Plain screws rust and leave streaks down the boards. Use stainless on cedar, since other metals can stain it dark around the screw.
Can a faded vinyl fence be painted?
Yes, with paint made for vinyl, but after that it needs repainting from time to time. Stay near the original color, because a dark coat soaks up heat and can warp the panels. Wash it first: road grime and mildew often make vinyl look more faded than it is.
I want a double gate for an RV or trailer but my posts are weak. Reinforce or rebuild?
Rebuild. A wide double gate hangs a lot of weight on two posts, and ordinary fence posts are not made for it. We set new, heavier gate posts deep in concrete and rebuild the fence on either side. On a narrow Lincoln Park lot, check first that the driveway and alley give the trailer room to swing in.
Does a new fence raise my property taxes?
Your city assessor makes that call. A fence is a small item next to the value of the house and the land.
The only real price is one measured on your lot. Call (313) 723-2710 for a free on-site estimate, or text a photo of the fence line to the same number.
