How much does it cost to fix a leaning fence?
That depends on how many posts have moved. One or two failed posts is a standard repair in the table above. When a long run of posts has gone, we price that run as new fence, because replacing post after post costs more than rebuilding the section.
Why is my fence leaning, and can it be fixed without replacing it?
In Lincoln Park the cause is almost always below ground. The clay stays wet, the water in it freezes, and a post set too shallow gets lifted and tipped a bit more each winter. Wood also rots right at the soil line, and old steel posts rust through there. If the boards and rails are still good, we replace the posts and put the same panels back up.
How much does it cost to replace a rotted fence post?
One or two posts usually falls in the $300 to $900 range by national figures. We dig out the old post and its concrete, set a new one at least 42 inches deep, which is the depth Lincoln Park inspects for, and fasten the rails back on. A huge old footing, a tree root or a buried slab in the hole adds time.
My gate sags and will not latch. Repair or replace?
Repair, nine times out of ten. A gate sags when the hinge post has moved, the hinges have worn or the frame has racked out of square. We straighten or reset the post, add a diagonal brace or a wheel to a wide alley gate, and reset the latch so it catches. A new gate is only needed when the frame is rotted or bent.
How much does a contractor charge to fix a broken gate latch?
A latch is a minor repair, $100 to $300 by national 2026 figures. Most fence companies have a minimum charge per visit, so make a list of any other loose boards or small fixes and have them done on the same trip.
My fence posts lifted over the winter and the gate will not close. Can they be reset?
Yes, but deeper, not just tapped back down. This is frost heave. Frozen clay grips the sides of a shallow footing and pushes it up. Lincoln Park requires post holes to reach 42 inches and inspects them before the concrete is poured, so a reset post goes to that depth.
My fence line goes wavy every winter. Is it the soil or a bad installation?
Both, but only one of them can be changed. Wet clay heaves more than sand, and that will not change. A post that sits below the frost line, in a hole with straight sides and gravel at the bottom, stays put in the same clay. Rebuild on short posts and the wave comes back next winter.
A branch bent my aluminum fence. Do I need a whole new panel?
Sometimes. Some aluminum fences are built from separate rails and pickets, so we can replace only the bent pieces. Others are welded panels, and the whole section gets swapped. Text a photo to (313) 723-2710 and we can usually tell which type you have.
